A housing market expert believes one Fenland town could be the county's smart move when it comes to home buying.
With its elegant Georgian streets, riverside walks along the River Nene, and bustling market square, Wisbech looks every bit the quintessential English town, according to SAM Conveyancing.
Yet despite its beauty and charm, it remains one of Cambridgeshire’s most affordable and most overlooked property hotspots, says the housing market expert.
So, could this historic Fenland town be the county’s smartest buy? The numbers suggest it just might be.

According to the latest housing market report from SAM Conveyancing, the Fenland market town offers a rare combination of lifestyle appeal and value-for-money that’s hard to find in today’s buoyant property climate.
The average home in Wisbech costs just £210,514, 38% below the Cambridgeshire average of £41,611 and a staggering 126% cheaper than in Cambridge, where buyers face average prices well over £475,000. Detached homes in Cambridge now command more than £800,000, while Wisbech offers similar properties for around £300,000.
“Wisbech is the kind of place where you can get a four-bedroom detached with a garden for the price of a small Cambridge terrace,” says Andrew Boast, property expert at SAM Conveyancing. “For buyers willing to look beyond the commuter belt, it offers both a quality-of-life upgrade and a smart financial decision.”
Andrew adds that against this backdrop of striking affordability, it’s important to consider how Wisbech fits into the wider Cambridgeshire market, one that’s currently showing promising growth and opportunity.
Cambridgeshire house prices overall are up 5.6% year-on-year, outperforming the England and Wales average of 3.1%. In hotspots like South and East Cambridgeshire, prices have hit record highs.
By contrast, Fenland remains stable and affordable, attracting first-time buyers, downsizers, and investors priced out of the county’s more expensive postcodes.
“Fenland’s stability is appealing in a market where some areas are overheating,” Andrew explains. “And with Savills predicting 18.5% growth across the East of England by 2029, early movers could see strong returns.”
Beyond the numbers, Wisbech offers a slower pace of life with plenty to do. The historic market town boasts striking 18th-century architecture, riverside green spaces, independent shops, and easy access to the Norfolk coast.
For families, Fenland’s crime rates are below the national average, with neighbouring towns like St Ives and Chatteris ranked among the safest in Cambridgeshire. And for remote workers, the appeal is clear: more space, characterful homes, and a countryside setting without sacrificing proximity to major transport links.
This combination of affordability and appeal makes Wisbech especially timely for buyers and investors looking to capitalise on current market conditions.
Andrew advises, “If you’re looking for a property in Cambridgeshire, now is the time to consider the areas that haven’t yet hit peak prices. Wisbech offers everything from Georgian townhouses to family homes with gardens, all at a fraction of the cost of Cambridge.”
Key data points from the report:
- Average Wisbech house price: £210,514
- Cambridgeshire average: £341,611
- Cambridge average detached: £800,000+
- Wisbech average detached: around £300,000
- Price growth (Cambridgeshire, year on year: +5.6% (England & Wales: +3.1%)
- New build premium in Cambridgeshire: 40%
However, with the East of England predicted to see nearly one-fifth growth in property values by 2029, Wisbech may not stay under the radar for long.
“Wisbech represents a unique crossroads of heritage, lifestyle, and exceptional value,” Andrew concludes.
“For those seeking more space, community spirit, and solid investment potential without the hefty price tag of Cambridge, Wisbech is the smartest move you can make today.”
